PHOENIX — Wall Street money movers are betting on Arizona for a safer place to invest.

Many home buyers are showing up with cash to get in on the short-term vacation rental game and thanks to falling mortgage rates, Arizona's land of opportunity isn't limited to those who have cash.

Realtor Bart Pautz would know.

He runs Destination AZ Vacation Rentals.

His team manages some of the most popular Valley properties featured on websites like VRBO, Airbnb, and Arizona Vacation Rentals.

Because his team also sells these properties, Pautz knows what sunshine seekers are searching for and that's paying off for those who invest.

"Comparatively speaking, with short term rentals we're seeing much higher returns than long term rentals right now."

Pautz also says, "We're seeing the best financial returns on four-bedroom, two-bathroom, single-family homes with great backyard space. People want to see themselves relaxing in Arizona enjoying the nice Arizona weather."

Before you buy, do your homework.

Homeowner associations have rules and regulations to govern neighborhoods.

Many of these neighborhoods won't allow homeowners to offer their homes as a short-term vacation rental.
